The Winchester Work POD range of garden offices and garden rooms are based on a modular design in sections of 1200mm and 600mm by 2134mm high. There are a range of standard buildings sizes which have a number of windows and doors and you can decide where you want to position them during the ordering process.

The standard Work POD Garden Office is supplied with one set of uPVC sliding doors and two 600mm x 900mm  uPVC casement windows, further windows can be added if required and are listed in the ‘Additional Options’ section below.

The Modern Garden Office is manufactured with a mono roof which comes under the 2.5m roof height, you can up-grade to a 2.8m roof height if required to create greater head room internally. In addition to this the building comes with 3 double sockets, spot lights, a consumer unit and switch. There are also a number of additional electrical options to add to the building if required.

The Contemporary Garden Offices or Garden Rooms are constructed using 1 1/2″ x 3″ (38mm x 75mm) selected framing. The framework is built and clad with 12mm x 100mm Cedar cladding on the exterior, providing you with a 25 year plus rot resistant finish.

The interior is lined with 12mm brush grooved plywood, to provide a high quality and attractive finish, with cavity filled 50mm polystyrene insulation. Skirting and appropriate moldings are also fitted to provide a professional finish.

The floor has a 12mm plywood finish, and sits onto 1 1/2″ x 3″ (38mm x 75mm) tanalised floor joists with 75mm Celotex insulation underneath the plywood. A second level of tanalised bearers lifts the floor away from the concrete base to provide the necessary air flow beneath the building.

Mono Roof
The Mono roof is popular when you want a contemporary look or you are looking for a garden building that is not too obtrusive in the garden.

Alternatively, we normally specify the mono roof if you are trying to stay below the 2.5m high planning rule if you are within two metres of your boundary. In addition to this we can build to 2.8m high to create more internal head room which is useful if you require a garden gym.

The Mono roof comes with a metal Rollaclad type roof in a range of colours for an extended service life. The Mono roof also comes with a standard 400mm overhang to the front and 150mm to the sides.

The mono roof design has guttering to the rear only, or to just one side depending on the slope of the roof.

The guttering and down pipes are supplied in either black or brown.

The lights, sockets, and wiring are all in place ready to be connected by a qualified electrician. Standard offices are complete with a consumer unit (with breakers), a light switch, lights (with bulbs & transformers), and sockets, although more can be purchased to suit your requirements.

Please note that all sockets and lights will need a qualified electrician to connect the wiring at both the consumer unit end, and the socket / light end to comply with the current regulations. In addition to this your electrician will also need to connect the electric feed from the external power source to your office.

  • External Clad –  10mm x 100mm Cedar cladding requiring no maintenance for 25 plus years.
  • Heavy Duty Floor – 75mm tantalised framing Celotex plus 15mm plywood floor with a 20mm airgap for air flow.
  • 5 Layer fully insulated and lined wall specification – Cedar cladding plus vapour barrier, splash back DPM skirt, 75mm framing with 50mm Celotex and 12mm seamless vertical grooved lining board.
  • Mono Pitched Roof – Mono Roof sloping from front to back with 150mm fall. Cedar barge boards can be added to hide the fall of the roof when viewed from the front.

  • Aluminium Bi-Fold Doors – The Modern Garden Office bi-fold doors are 2400mm wide and come in anthracite grey.
  • 2 x uPVC Casement Windows – The standard size is 600mm x 900mm, again they come anthracite grey. There are additional window and door sizes available and are listed below under ‘Additional Options’ below.
  • Insurance recognised locking system to doors and windows – The doors have a multi-lock system and the windows have locking handles
  • Colour Options –  Anthracite grey.
  • Skirting and trims – Skirting is included to floor level and at eaves level.  Trims are included around the doors, windows and to the ceiling.
  • FSC Sustainable timber – All timber is from Scandinavian certified and sustainable forests
  • Vapour Barrier – The built in vapour barrier is an essential element of the structure to keep the damp out of the building.
  • Lighting – The building will be supplied with chrome GU10 down lights, the number will depend on the size of the building
  • Sockets and Consumer Unit – The sockets (3 double sockets) and light switch come with brushed chrome face plates.  The Consumer unit comes with two switches, 6amp for the lights and 16amp for the sockets.  It also has an RCD built into it.  Additional sockets are available if required.
  • Roof Overhangs – The Modern garden office roof comes with a 600mm recess and 150mm overhang to the sides and front with guttering to the rear.
  • Guttering – All our garden offices and garden rooms come with either black or brown guttering and down pipes where appropriate.  The mono roof has guttering to the rear only and the pitched roof has it fitted to the front and rear

All our buildings included delivery and installation although please contact us for delivery prices if you are located in Cornwall or Scotland.

All our buildings are installed buy our fully trained crews who have many years of experience.

Our installation crews will require clear access free from obstacles, trees, vegetation, overhead cables from the delivery vehicle to the site where the building will be erected.

They will also require 400mm clearance around the building to allow your building to be erected safely with clearance suitable for ladders and steps. If there is less than 400mm please contact us to discuss the options.

Sections can be as large as 3.0m x 2.4m hence we will need to know of any obstacles, bends or height restrictions before manufacture takes place.

Delivery & installation takes place on the same day via a 7.5 tonnes lorry – 28 feet long x 8ft wide.

A majority of buildings are installed within a single day, however larger garden offices, triple garages and commercial units will require more days on site. We will indicate the estimated assembly time at the time of order.

We will require a postcode for the site address and sufficient parking on the day of delivery to allow the installation crew to park as close to the site as possible.

Should your site be further than 30m from the parking location, please contact us prior to manufacture to ensure that we can deliver and install safely.

Please note that on some occasions we can take sections of buildings through the house but there is a surcharge to do so as the sections need to be made smaller and we require more staff on site to carry the sections through the house.
